Our NUC allows us to rent for less than thirty (30) nights; without this certificate, the minimum rental occupancy must be thirty (30) nights, or more, and a new Bill (41) will be amending this minimum to ninety (90) nights, or more. Our home is just 2.5 miles from Kailua Town which offers a number of outfitters for all of your ocean activity equipment needs, as well as bicycle rentals, grocery, boutiques, gift shops, farmers market, and a variety of great restaurants. NEIGHBORING CONSTRUCTION: The home to the north of our Lanikai Treehouse, and immediately adjacent to our Lanikai Garden Studio recently sold, and the new owner has applied for permits to demolish the existing home, erect a stone wall between our two properties, install an inground pool, and build a new single-family home. The project may start as soon as May, or June 2022 and last upwards of 10 - 12 months. The new owner is uncertain as to the exact timeline of the entire process. ​ Guests must accept that this construction project may have delays and, or other unknown inconveniences. We make no warranties on the timeline and, or impact that this construction project may have on Guests. Once we are advised as to the status of this neighboring home construction, or any other unforeseen nearby construction project(s), we will update our property profile.
