“Splendid Isolation”

A self-contained, self-catering for two ‘upside-down’ cottage set in the middle of the 600-acre Beeston Hall Estate about two miles north-east of Wroxham, 'gateway to the beautiful Norfolk Broads'. Price includes a guided tour of Beeston Hall and the Beeston Hall Arabian Stud.


The Beeston Hall Estate extends to nearly 600 acres of woodlands, lakes, arable farmland and pastures/paddocks – we regard it as our own ‘mini nature reserve’ – and is home to the acclaimed Beeston Hall Arabian Stud.

Almost literally the centre-piece of the Estate is Beeston Hall. Built in the late 18th century in Georgian-Gothick style and listed English Heritage Grade II*, its architect is believed to have been William Wilkins, Sr, whose ‘Jr’ designed the National Gallery in London.

Associated outbuildings include a stable block, two carriage houses, an old brewery, an old laundry and an orangery, all English-Heritage Listed Grade II.

Enclosed within the grounds of the Estate is the round-towered Beeston St Lawrence Church which dates from Saxon times and is listed English Heritage Grade I.

Most of the Estate may be freely roamed but, to repeat, we regard the Estate as our own mini nature reserve. To borrow the Scottish-born US naturalist John Muir’s injunction: ‘Walk softly and hurt the landscape hardly more than the birds and squirrels.’

Please leave gates as you find them i.e. open or closed.

Access to the Hall and its outbuildings is by prior arrangement only, and access to BHAS areas – its stable block, tack and other storage rooms, its ‘school’... and, of course, any paddocks with horses in – is at all times strictly prohibited unless you’re accompanied by a member of BHAS’ staff.

West-facing, ‘sundowner’ chairs and/or a bench, and a small BBQ can be provided.


If a luxurious hot tub or power shower is your thing, Pheasant Cottage – a converted, domestic-stores facility situate only a few meters from Beeston Hall’s back door – likely isn’t.

We describe it as ‘upside down’ because its bedroom and bathroom are on the ground floor and, upstairs – offering splendid views northerly to BSL Church and southerly across some of the Estate’s, pastures/paddocks, lakes, fields and woodlands – are the living room and kitchen/dining area.

Kitchen/dining area

‘Refreshed-traditional’, with electric cooker and oven, microwave, and all the basic, everyday kitchen and table wares and implements we think you’re likely to need...

... except a dishwasher. Given the panoramic outlook from the kitchen/dining area’s windows, however, we hope hand-washing up won’t seem a chore.

Tea and coffee, etc, cooking oils, and a selection of condiments will be left for your use; we’ll also provide a welcome-pack for those staying for four or more nights comprised of fresh bread, milk and eggs, when possible locally-produced.


King-size bed fitted with a ditto mattress we’d characterize as ‘super-comfy’. Pillows, bed linens and towels, etc... duvets... are all supplied.

And not to worry about an alarm clock. We have peacocks and cockerels on site who’ll gladly provide that ‘natural wake-up’ many sleep therapists now recommend. (The bedside cabinets do contain disposable earplugs, however, just in case....)

Living room

Cozy – perfect for a quiet evening in – but with the above-referenced, splendid southerly outlook across the Estate.

TV and a selection of ‘good’ books are provided; additional reading materials may be available from the Hall’s library.

The Cottage is not suitable for guests with serious mobility problems, or children.

Babes-in-arms are most welcome, but guests must provide their own baby "equipment"

Other than guide dogs, no animals of any sort are allowed in the Cottage.

Smoking and/or vaping in the Cottage is not allowed.

Our resident sheep, and itinerant red and other deer species sometimes graze alongside the driveway so please come and go with care.

The vibrant cathedral-city of Norwich – arguably today the UK’s most complete medieval city which, in its time, was second in importance only to London – is half an hour or so away by car or public transport.

The North Norfolk coast (Holkham, Wells-next-the-Sea, Sheringham... Cromer) and National Trust attractions including Blickling and Felbrigg Halls, lie 30-45 minutes away; the Suffolk coast (Southwold... Aldeburgh/Snape) is slightly farther distant.
