This is a stunning private holiday villa in the Sassafras area with a royal view over the whole metropolis of Melbourne. Protected by the hilly bush of the Dandenong Ranges, it is conveniently placed near the Puffing Billy Railway, Olinda's waterfall and fancy places and touristic attractions like King's Henry restaurant or the 1000steps. The perfect place for a weekend retreat. We are also specialised in wedding sleep-over, business team-forming stay, and families weekend away.

Close to Sassafras Town, not far as well from Puffing Billy Railway and Olinda Waterfall this house offer a beautiful sight of Melbourne bay as you have never seen it. Located in the middle of the bush in a quite and private neighborhood, it is just close enough to Melbourne CBD to be considered a back yard trip, but still far enough to allow you to completely forget about the stress of the city. The area offers plenty of opportunity to recharge the batteries in the nature.The house can accommodate 15people, with its 6 rooms distributed on two floors. This house is fully private and on the first floor it offers an ample and accommodating outdoor living, a lounge with an indoor open fire, all serviced by fully furnished state of the art kitchen, for you to enjoy even the chilliest night comfortably at home. on the ground floor the luxury is repeated but without the beautiful view of the balcony at the first floor. The space and the feeling that the house offer are difficult to describe,... according to our guests the pictures doesn't cut it.... it has that old stile wood appearance, but it feels very modern at the same time with that touch of luxury... all surrounded by the beautiful view of the balcony.

The space that you will access depend from the number of people booked. The whole house has; two car spots in the double garage and others four car spaces outside, in the drive-way and around the house. One huge living rooms (first floor) with fire place, smart TVs, couches and dining table, the balcony with the view over Melbourne and the hills. One master room with king bed and private bathroom plus an additional sofa-bed for an additional guest. Other two bathrooms with showers will service the other 5 rooms. On the first floor you will find, Room No1; the master room plus master toilet and shower, Room No 2&3; queen beds, the huge living room the balcony with view, the back patio. At the ground floor you will find; room No6; room with a queen bed and a single bed (for an extra person), Room No5; queen bed. Room No 4, queen bed, Room No 7; little room; single bed only, another living room, another toilet with shower. Please note that up to 7 people booking you will have access only to the first floor of the house (Room No1; master-room, room No2; queen bed, Room No3; queen bed, the master-room bathroom, 1st floor-bathroom, kitchen, living-room, balcony, back patio). We will give specific access to the minimum rooms necessary to accommodate any guests over 7 people. For example, if you book for 9 people, we will give you specific instruction on how to access the ground floor bathroom and toilet and just the one room necessary to accommodate 2 guests over 7, but no other part of the ground floor will be accessible. A back garden with patio and table for outside dining when is warm. Please note we don't have a BBQ but we have a state-of-the-art kitchen at the first floor.

PLEASE PAY ATTENTION TO THIS AREA AS WE HAVE RECENTLY REVIEW THE RULES OF THE HOUSE WHICH HAVE TO BE ABIDE ON TOP OF AIRBNB REGULATION IN PLACE. BOOKING THE HOUSE WILL IMPLY YOU HAVE READ, UNDERSTOOD AND ACCEPTED THE FOLLOWING;
- It has to be clear that the house is not for any kind of loud party and the Council's regulation in relation to the noises level and hours must be respected at all time no exception allowed. Missing to comply with this rule will result in the loss of your bond.
- keep in mind that street parking is not allowed as access must be granted to emergency services at all time. Missing to comply with this rule will result in the loss of your bond.
- Please note that at the front of the house for safety reason we have installed surveillance cameras.
- In the kitchen you will find 1 oven, 1 grill, 1 dishwasher, 5 cooking fires, 1 fridge, 1 microwave oven, 1 toaster. We have general cutlery and dishware for 15 people. We also have some general cookware like some fry-pen or pots, to cook or warm up basic food. Please if you have specific need in the kitchen or you are planning special cooking, we suggest to bring your personal staff.
- Consumables; we supply every booking with the following regardless the length of the booking: 1 dishwasher pad per day of booking, dishwasher liquid for 3 sinks per day, all the bedding freshly changed (pillow and pillow cover, bedsheets, quilt and quilt cover). We will supply enough shampoo and soap for one shower for any guests of the house for the first day. 3 rolls of toilet paper in each toilet independently form the length of your stay. If you think your stay will require more consumables than the ones listed here you will need to LOOK AFTER YOUR SPECIAL NEEDS.
- Please note, if you want to use the fireplace you must provide your own wood. The fireplace must not be used for anything but wood logs purchased from the petrol stations or retailers of the area. Any non-wood residual burning found in the fire place after your stay will result in the loos of your bond.
- PLEASE NOTE WE DO NOT SUPPLY TOWELS YOU WILL NEED TO BRING YOUR OWN
- For booking less than one week long you are entitled to fill in just the two 75l rubbish bins provided you will find in the garage, one for the waste and one for the recycling. YOU ARE RESPONSIBLE TO TAKE AWAY WITH YOU ANY EXCESS OF RUBBISH. Missing to do so will result in the loss of your bond.
- 2) MISSING TO PROPERLY DIVIDE THE RECYCLING FROM THE WASTE WILL RESULT IN THE LOSS OF YOUR BOND.
